The BEAT aims to attract tenants who will stimulate growth in the fields of life science, high tech manufacturing, and technology.
The repositioning of this multi-story office and industrial building—the 16.6-acre former Boston Globe headquarters at 135 Morrissey Boulevard—will retrofit a dull, empty space into a 695,000 square foot (SF) modern hub for creative office, laboratory, and retail uses.
Named The BEAT, this project will include 360,000 SF of office space, 300,000 SF of flex/industrial space, a food hall, 10,000 SF fitness center, a roof terrace, and micro craft brewery including an outdoor beer garden. 868 parking spaces and 200+ bike storage spaces will be available on-site, and a multi-story atrium will create a central gathering area with food hall and collaborative meeting/gathering spaces. A multi-use path will be created around the site, restoring Patten’s Cove public park and integrating the site into the Dorchester community.
The Boston Globe headquarters is a landmark for many in Massachusetts—the adaptive reuse of this building and site allowed for the community to keep a piece of their history while repositioning it for its best future use.
